OPPORTUNITY OVERVIEW
Switch Project Management provides project management, facilities maintenance, and landscape maintenance services for commercial properties. Switch is a parent company of Partners Real Estate Management (PREM), a locally owned commercial property management firm.
As a Senior Facilities Technician, you will perform skilled work at the journey level in one or more fields (e.g., carpentry; electrical; heating, ventilation, and air conditioning (HVAC); plumbing, etc.), as well as perform routine building and facility maintenance tasks. You will not be responsible for technical work requiring state licensure. You will travel to commercial properties up to a one-hour radius from Gainesville, Florida.
Positions in this class report to the Director of Maintenance and work under limited supervision. Work in this class is distinguished from work in other classes by its complex building maintenance knowledge and focus on preventive maintenance activities.
Benefits include 10 vacation days, 10 sick days, 10 paid holidays, and a monthly health insurance stipend of up to $500.

ESSENTIAL DUTIES & RESPONSIBILITIES
- Inspects buildings and structures to determine if systems and components are functional and diagnoses issues that need repair; makes notes and recommendations to Director of Maintenance
- Performs minor electrical maintenance including replacement incandescent and fluorescent bulbs and tubes, fuses, and small appliances
- Performs minor HVAC work including filter replacements and seasonal thermostat adjustments
- Performs minor plumbing maintenance to include replacement or repair of leaks in drains, unclogging drains and toilets, trenching and laying new lines connected to backflow prevention devices, and replacing drain hoses on washers and similar appliances
- Performs painting, carpentry, and masonry work including preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes; hanging doors, fitting locks and handles; and, installing ceramic tile and LVT flooring using appropriate hand, power, and specialty tools
- Installs and patches drywall, including application of joint compound to create a finished surface
- Reconfigures and installs systems furniture and accompanying components to accommodate tenant needs using various hand, power and specialty tools, dollies and hand trucks
- Transports equipment containing fluids or gasoline that could endanger tenants or other employees
- Orders parts and maintains required receipts and documents
- Attends work on a consistent and continuous basis
- Inspects properties after inclement weather and ensures that small limbs are removed from path of travel, after normal operating hours if necessary.

- Completion of high school, or GED equivalent, required.
- Valid Florida Driver’s License required.
- Minimum of five (5) years’ experience in building/facilities maintenance, including use of tools and equipment used in this line of work
Skills & Abilities
- Knowledge of tools used in facilities maintenance including hand tools, carpentry saws, and wet saws
- Knowledge of PPE and ability to use judgement in order to work safely.
- Ability to perform manual labor involving physical strength and endurance under various weather conditions
- Ability to maintain control of and secure tools and equipment.
- Ability to be consistent and reliable in terms of attendance and punctuality.
- Ability to work independently with little supervision.
- Ability to work effectively with team members, and tenants if approached, including with demanding individuals.
- Ability to perform as a self-motivated, organized, team member who reacts well under pressure, accepts responsibility for own actions, follows through on commitments, works quickly and accurately, and completes work on time.
- Ability to conform to dress and grooming standards.

The employee must occasionally lift and/or move up to 80 pounds without assistance.
While performing the duties of this job, the employee is regularly required to stand, walk, push, pull, bend down, bend over, squat, kneel, climb, crouch, or crawl; use hands to handle or feel; and see, talk, and hear.
Specific vision abilities to perform this work include close vision, color vision, peripheral vision, depth perception, and the ability to focus.
Regular duties may require exposure to hazardous conditions and poisonous/corrosive chemicals.
The noise level in the work environment is typically loud.
Work may take place outside under various climatic conditions.
Employee may be required to work outside regular business hours, especially post-inclement weather.
